Located adjacent to Donner State Memorial Park in Truckee, Coldstream Commons is a 48-unit, five-building project within the Elements at Coldstream Master Planned Community. The project satisfies the Town of Truckee Inclusionary Housing Requirement (15%) that was required for the Master Plan project approval. Fifty percent of the units are 1-bedroom and 50% are 2-bedroom.
On site bike storage and a highly energy efficient heating and cooling system are in place at Coldstream Commons. A large community room is located in the center of the community to be enjoyed by residents. A new bus shelter is located across from the property as well as access to Town-wide bike trails.
The project secured a 4% California Tax Credit allocation, a $11M California’s Affordable Housing and Sustainable Communities Grant, and HUD 811 Funding.

Coldstream Commons Income Caps
The income cap for the units is 60% of area median income for Nevada County. Nine of the units are restricted for those with special abilities, funded by Housing and Urban Development 811 funds.
